-The tenant must subscribe to liability insurance in the amount of four million dollars ($4,000,000) and provide proof before taking possession of the apartment.

-The tenant is strictly prohibited from consuming tobacco and cannabis in the unit.

-The tenant is strictly prohibited from renting out their apartment for Airbnb purposes.

-The tenant is strictly prohibited from conducting any commercial activity within the unit.

-Additionally, a walkthrough will be conducted with both the tenant and the landlord before the lease begins to ensure the property is in good condition. A walkthrough will also be required at the end of the lease to inspect the premises before the tenant vacates. If there are any damages to the property, both parties may come to an agreement on appropriate measures.

-Upon acceptance of the lease agreement, the tenant shall pay the first three months' rent along with a damage deposit of $5,000. The damage deposit will be refunded to the tenant at the end of the lease term, provided that the landlord conducts a walk-through inspection of the property and confirms there are no damages.

-Rent shall be paid by the tenant every three months, totaling four payments per year. Each payment is due at the beginning of the respective three-month period.
